Yard Sale Router

For all of my yard sale friends that are either shopping or having a yard sale this is a great tool. This site will map the yard sales that are listed on Craigslist with descriptions of the sale. Just click on the red balloon for each listing and you will get the address, times and details of items for sale. This is a must for those having a yard sale and it's free!!! Check it out!

Understanding Credit Scores

Credit scores can be very confusing about how they are determined. The #1 item is payment history that accounts for 35% of your credit score. If you declare bankruptcy, have judgements, collection accounts etc it will hurt your score. The #2 item is maxing out your credit. Do not live beyond your means by maxing out your credit cards. This accounts for 30% of your credit score. Credit history accounts for 15% so do not close any accounts that help establish long term credit. And finally at 10% each, credit inquiries and not having a mix of credit can hurt but at 10%...not too much.

Tax Credit Extension signed by the House

Great News! The house has agreed to the Tax Credit Extension and now it awaits for The President's signature. And the really good news is that it now includes a tax credit of up to $6500 for purchasers that currently own a home as their principal residence consecutively for 5 of the last 8 years. VHDA Launches Homebuyer Tax Credit Loan Program

Hurray! Attached is the announcement that the VHDA will now allow the $8000 tax credit to be used as downpayment for first time buyers that qualify. Buy a foreclosure with a Renovation Loan

This year will bring many opportunities for buyers. Buying foreclosures, which are usually distressed properties can be a lucrative investment, but is usually limited to investors with the cash to repair the property. With the FHA 203K loans anyone can purchase a home (at a distressed price) and receive the funds to repair/renovate the house through a FHA lender that offers the 203K program. This is truly a wonderful opportunity for buyers to invest and fix up their own property.
